Assessed Value Overview

The assessed value of a home or other piece of real estate is the financial amount assigned to it for property tax reasons. It considers, among other things, the value of comparable properties in the region. In many circumstances, the assessed value is based on a proportion of the property's fair market value.

 

The assessed value of the real estate or other property is solely used to calculate the applicable ad valorem tax or property tax. A government assessor is in charge of assigning the assessed value and updating it on a regular basis. Government assessors are normally appointed by tax districts, and each district's procedures for computing assessed value may differ. The underlying procedure, though, is largely the same.

The general quality and condition of the property, as well as local property values, square footage, residential amenities, and market conditions, are all factors in determining the assessed value. Many of these conclusions are based on computerized real estate data for the neighborhood and its environs. Assessors may be required to personally visit homes for assessment purposes on a regular basis, depending on the state and location. Property owners who disagree with the assessed value can request a reassessment, which is a second review of the property.

If you are an owner-occupant rather than a landlord, your property's assessed value may be lower; this is known as a homestead exemption. This has no effect on the property's market worth, but it can help you save money on your property taxes. The assessed value is computed as a percentage of the property's fair market value in most states and municipalities. This percentage varies greatly from one location to the next.

Many states levy a tax on particular types of personal property, which is usually based on the assessed value of the property. Mobile homes, automobiles, motorcycles, and boats are all examples of this. Depending on where you live, those rates can also vary significantly.
